In an effort to continue innovating and providing excellent service to our customers, Sunshine Management is pleased to announce the launch of a new software platform through Rent Manager. This new platform will allow you to have access to a web-based portal that will help facilitate making payments, maintenance requests, communication and accessing documents. This change was necessary due to our old software vendor ceasing support of their products. However, as we researched other options, we became very excited as our new vendor offers many more features and services to us and to our customers.
In order to access the new portal, it will be necessary for each customer to sign up. Enclosed are personalized instructions on how to sign up. There is no cost to sign up for the portal. However, there are a few changes that we need to inform you about and action will be required if you intend to continue paying rent, assessments or other charges via ACH, debit or credit cards. To that end, we would like to make you aware of the following information.
First and foremost: if you currently pay through ACH where we pull your payment directly from your bank account on a regular basis, it will be necessary for you to sign up for this service in the portal if you want to continue paying this way. Effective with payments that are due on January 1st, 2022, there will be a surcharge of $2.95 per transaction from the vendor for ACH payments. For many years, we were able to offer this service free of charge through our old software vendor, who has stopped supporting their product. Unfortunately, most if not all other vendors charge a fee for this service. This includes our new vendor, who charges $2.95 per ACH transaction. Sunshine Management does not receive any portion of this fee. If you want to continue paying through ACH, you will need to sign up through the portal. No payments can be accepted before January 4th, 2022, but you can still sign up.
Secondly, if you had an account through RentPayment.com in order to pay rent, assessments and other fees by credit card, debit card or other electronic means, this account will no longer be active. It will be necessary for you to sign up through the new portal. As always, standard convenience fees will still apply. No payments can be accepted before January 4th, 2022, but you can still sign up. Once you set up your portal, it should be easier and faster to make electronic payments.
Lastly, we wanted to make every customer aware that whether you choose to use electronic payments or not, you will now have access to a portal that will provide you with important information like balances, documents and maintenance requests. Further, by setting up the portal, it will allow us to communicate more effectively with you because the portal has various options for communication. We recommend that every tenant, unit owner and occupant set up their portal using the enclosed instructions.
We are excited to be able to offer new, more streamlined processes, services and features. Even if you don’t plan to use electronic payments, please take a moment to set up your new portal using the enclosed instructions. It should not take more than 10 minutes to sign up. Once it is set up, you will have information, features, documents and services at your fingertips. Thank you for being our customer!
