Residential Application: Please include $25 for processing when returning this application.
Commercial Application: Please include $25 for processing individual applications, and $80 for business applications.

Pet and Assistance/Support Animal Screening:
A welcoming and safe environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal-related policies, we require EVERYONE to complete a third-party screening and review process. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. There is an application fee charged per pet and there is no charge to register a legitimate service or support animal, or to certify that you do not have a pet or support animal. Not all properties we manage accept pets, but all properties do accept legitimate service and support animals. RESALE PACKETS, CERTIFICATES AND QUESTIONNAIRES
When selling a residential or commercial property that is subject to an HOA, Condominium or other Unit Owners’ Association, the seller is required to provide a resale packet to the buyer. This documentation helps a buyer evaluate their potential purchase of the property. There may also be requests for information from the lender and/or settlement company regarding the status of the account and the property.
As the property manager for your association, we will provide this documentation on behalf of the Board of Directors. Due to the amount and nature of the information required, we require prepayment and 10 business days to complete Standard Processing of the packet or questionnaire. We can provide Express Processing in 5 business days for an additional fee. We will make all efforts to meet any deadline that you may have but we cannot guarantee that your packet will be ready if it is not requested in advance of the time needed to process the request.
The following options are available:
-Standard Processing Resale Packet– 10 business day processing delivered via e-mail: $125.00*
-Express Processing Resale Packet– 5 business day processing delivered via e-mail: $225.00* ($200.00 for properties in Virginia.)
-Standard Processing Resale Certificate Only– 10 business day processing delivered via e-mail: $50.00
-Express Processing Resale Certificate Only– 5 business day processing delivered via e-mail: $85.00
*There will be an additional $30.00 charge for Resale Packets that must be printed and/or mailed. Please note this in the request and include the additional fee in the payment. Processing times do not include mail delivery.
– Standard Processing Lender Surveys and Questionnaires – 10 business day processing delivered via email or fax: $50.00
– Express Processing Lender Surveys and Questionnaires – 5 business day processing delivered via email or fax: $150.00

Your name and the seller’s name (if different).
Company name (if applicable).
Property address of house or unit for sale.
Settlement date (if known).
Type of documents you are requesting, and if you require regular or express processing.
How you would like documents to be delivered (via email, regular mail, or picked up at our office).
Address to which you would like the documents to be delivered.
Processing of requests will not begin until funds are received. Please make check or money order payable to Sunshine Management Corporation. Cash will not be accepted.
